What sealcoating does

Sealcoating applies a thin, uniform layer of coal tar or asphalt-based sealer over sound asphalt. It restores a deep, consistent color, fills hairline surface voids, and slows oxidation so your lot or roadway stays flexible longer.

When it makes sense

Best results come from pavement that is structurally sound. We address cracks and small failures before sealing. If oil has heavily saturated an area, we’ll discuss spot treatment or patching first.
